Home Addition vs. ADU: Which Is Right for Your Bay Area Home?

When a Bay Area home starts feeling tight, there are usually two ways to add real space: expand the house with an addition, or build an ADU — a separate accessory dwelling unit. Both add square footage; they solve different problems. Here's how to figure out which one fits.
What each one actually is
- Home addition — new square footage attached to your existing house: a bumped-out kitchen, a primary suite, a second story. It becomes part of the home's main living space.
- ADU — a separate, self-contained unit with its own kitchen, bath, and entrance. It can be a garage conversion, a backyard cottage, or an attached unit with its own door.
Choose an addition when...
- You want the extra space to be part of your daily living — a bigger kitchen, another bedroom, a real primary suite.
- You're staying put and want the house itself to work better.
- The value you're after is a larger, more functional home rather than a separate rentable unit.
Choose an ADU when...
- You want a separate, private space — for rental income, aging parents, adult kids, or a home office that isn't inside the house.
- You have an underused garage or backyard that could become living space.
- You value flexibility: an ADU can be rented now and repurposed later.
Permits and process differ
California has made ADUs easier to permit in recent years, and many Bay Area cities have streamlined the process — one reason ADUs have become so popular on the Peninsula. Additions follow the standard building-permit path and, depending on scope, may involve structural work and setbacks.
